What you'll need
Energy Performance Certificate (EPC): To comply with current legislation an EPC must at least be ordered prior to the marketing of your home and failure to do so could result in a fine! Next Chapter can arrange for an independent company to sort this out for you, costs vary but contact us and we'll put you in touch.
If you think you already have an EPC, then it will be held at www.epcregister.com, check it out.
Floor Plans: Potential buyers like to visualise what the layout of their new home is going to look like. Floor plans are a great way of doing this and the amount of viewings on your property generally increases when you have a floor plan, so it’s highly recommended. Next Chapter will happily organise a floor plan for you, contact us for a price.
Photographs: Next Chapter are excited to be working exclusively with the wonderful Linda Blacker. Linda will organise a date and time that is suitable to you, to come round to your property and work her magic. With Linda's photographs you are guaranteed to get noticed! Please note: An additional cost for Linda's photography applies. Contact us, for details.
I.D: Due to money laundering purposes and to comply with current legislation, we require photo ID and proof of address. A new style driving license or passport and a recent utility bill/bank statement is sufficient.
Contract: Don't worry, we won't be signing you into any lengthy contracts! But we will need you to sign our terms of business, as this will instruct us to market your home. -

Next Chapter understands that you want to get the place sold, so do we! Next Chapter are also aware that you have a life to lead, that’s why we’ve created ‘Your Next Chapter’ bespoke to you, it works around you, your schedule, your family, your time.
Communication, communication, communication
Next Chapter will call and email you before arranging any viewings and will never turn up unannounced, if you prefer one or the other just let us know! You deal with one person, we deal with everything else. It’s our job!
Next Chapter’s Tip: Buyers often find it easier to see themselves living in a property when the current owners aren’t present. Although if you don’t mind doing the viewings then that’s fine too.
Next Chapter will give you feedback whether positive or negative within 24 hours of a viewing. If a potential buyer has viewed your home of course you’d like to know what they thought! We promise to email you or call you the next working day!

So we’ve found you a potential buyer! Now it's time for Next Chapter to do all of the negotiating. Our commitment, our job and our service is always to achieve the best possible price for you, at all times - but agreeing a sale is not the only part of what we do.
Screening potential buyers
Next Chapter will seek to qualify any prospective buyers’ financial situations, making sure that not only do they WANT to purchase your home, but that they are ABLE to purchase your home. Next Chapter will ask to see proof of deposit monies and an agreement in principle (AIP) if they require a mortgage. If they're buying cash, then we make sure we see proof of immediate funds.
Keeping chains on track
Next Chapter have years of experience in juggling long and complicated chains. We will check every part of a chain meticulously, regardless of its complexity. We make sure we find out every last bit of information, including whether other Estate Agents have checked their buyers' finances, if a survey has been done? Have solicitors been instructed?
If we are not 100% happy with the answers, or the chain, then we will do everything within our power to get things moving or we'll be sure to advise you accordingly.
We're happy with the buyer!
Once we're happy with a buyer we will require solicitor details from both you and your buyer. We will then send out what’s called a sales memorandum to all parties.

With an average exchange and completion taking 3 months, it’s important to keep on top of your sale from the beginning.
Next Chapter will keep you informed every step of the way.
Things don’t always run smoothly, but that’s why with Next Chapter's experience and local knowledge, we'll keep on top of any issues that may arise and resolve things as quickly and efficiently as possible. We're great at resolving issues before they've even arisen!
Common issues
Common issues that may come up are usually problems with surveys, deeds, or people simply changing their minds.
Next Chapter will make sure your sale is kept on course, working hard to find solutions to any potential problems, as quickly and efficiently as possible. We’ll use our expertise in sales chasing to get the job done. If we’re not worried then you shouldn’t be.
In some case, if things run smoothly and all parties throughout the chain work together, then an exchange of contracts is also possible within 28 days.

Congratulations! It's time to start your Next Chapter!
Moving shouldn't be stressful!
If you’ve made the right choice in both Estate Agent and solicitor, moving shouldn't be stressful.
When choosing Next Chapter to represent you and your sale, you won't have to worry. You deal with one person and we'll deal with everything else - we're here every step of the way.
There's normally a minimum of 5 days between exchange and completion but lots of people leave between 1 – 2 weeks in order to organise their bills, post, packing, and removals etc.
Next Chapter will only authorise release of keys upon confirmation from your solicitor that all monies have been received, once this has happened you have officially moved!
